A Step-by-Step Moving Checklist
- Pick the part of town that fits your life. The hamlets (Clarence Hollow on Main Street, Clarence Center, Harris Hill) offer older homes near a small core. Planned neighborhoods like Waterford and Spaulding Green offer newer homes and trail access. The eastern part of town is more open and rural.
- Verify the school district by address. Most of Clarence is in Clarence Central, but district lines don't follow ZIP codes. Check with the district before you make an offer.
- Read the actual tax bills. You'll get separate town/county and school tax bills. There's no village tax in Clarence because it has no villages.
- Know the town behind the ZIP code. Some homes in the Town of Clarence have Williamsville (14221) or East Amherst (14051) mailing addresses. The tax bill or Erie County parcel record shows the actual town.
- Test-drive the commute. Try your route at rush hour along Main Street, Transit Road or your usual highway.
- Walk a trail. The Peanut Line Trail runs on a former rail line from near Transit Road east toward Newstead and connects to the Waterford Trail at Clarence Center Road.
- Plan for New York's buying process. Offers are typically subject to attorney approval, and a home inspection is strongly recommended. Read the buyer's guide.
- Get settled. Sign up for a Clarence Public Library card, check the Town website for events, and find your nearest park.
