Buying in Williamsville

Williamsville buyers choose between the historic Village of Williamsville, with walkable Main Street and Glen Park, and the much larger 14221 mailing area across Amherst and into Clarence. Much of the area is served by the Williamsville Central School District, but ZIP codes don't follow district or village lines, so check every address. Michael's office is right here, at 8685 Sheridan Dr.

The Village vs. the 14221 Mailing Area

"Williamsville" can mean two different things:

  • The Village of Williamsville: an incorporated village, chartered in 1850, of about one square mile along Main Street. Most of the village is in the Town of Amherst, and its southeast corner is in Cheektowaga. Village residents have their own village government and services, and pay village property taxes.
  • The Williamsville mailing area (ZIP 14221): a much larger postal area that covers big parts of Amherst outside the village, plus areas in Clarence and Cheektowaga. A "Williamsville" address doesn't by itself tell you the town, the school district or whether a home is in the village. 14231 is a PO Box-only ZIP.

Main Street & the Historic Village

The village grew where the old road between Batavia and Buffalo crossed Ellicott Creek, just above Glen Falls. In 1811 Jonas Williams built a mill there, and the settlement was first called "Williams Mills." That mill still stands as the Williamsville Water Mill (56 East Spring St.), next to Glen Park.

Main Street is lined with landmark buildings, including the Village Meeting House (5658 Main St.), a former 1871 church, and the Eagle House (5578 Main St.), a historic inn. The village adopted a Historic Preservation Code in 1983, and its history page lists 34 designated landmark sites. The Town of Amherst's Municipal Building is also on Main Street (5583 Main St.). Each July, Old Home Days fills Island Park (5565 Main St.) with rides, food, music and a Main Street parade.

Glen Park, Amherst State Park & the Ellicott Creek Trail

  • Glen Park: next to Glen Falls, where Ellicott Creek drops over the Onondaga Escarpment. The park is jointly owned and maintained by the Village and the Town of Amherst. It was established in 1976 and has a chain of connected ponds, walking paths and a popular spot for photos.
  • Amherst State Park: about 80 acres (roughly 77 state-owned, 3 town-owned) just north of the village between Glen Avenue and Sheridan Drive. Ellicott Creek runs through its woods, meadows and old orchards. The main entrance is at 400 Mill St.
  • Ellicott Creek Trailway: a paved, flat multi-use trail that follows Ellicott Creek west from the North Forest Road area past the University at Buffalo's North Campus toward Niagara Falls Boulevard.

Williamsville Central School District

The Williamsville Central School District says it is the largest suburban district in Western New York, with nearly 10,000 students in six elementary, four middle and three high schools. It covers about 40 square miles in parts of Amherst, Clarence and Cheektowaga. Schools with Williamsville (14221) addresses include:

  • Williamsville South High School, 5950 Main St.
  • Williamsville North High School, 1595 Hopkins Rd.
  • Mill Middle School, 505 Mill St.
  • Heim Middle and Heim Elementary, Heim Rd.
  • Forest, Maple East, Maple West and Country Parkway elementary schools

Williamsville East High School and the district office are in East Amherst. Parts of the 14221 ZIP are in other districts (Amherst, Sweet Home, Clarence, Lancaster), so confirm the district for any address.

Getting Around: Buffalo & the Airport

Main Street (Route 5) runs west from the village into Amherst and Buffalo, and the village sits near I-290 and the New York State Thruway (I-90). Buffalo Niagara International Airport is at 4200 Genesee St. in Cheektowaga, south of Williamsville, and can be reached by Transit Road or the Thruway. The University at Buffalo's North Campus is just west in Amherst. Commute times vary by address and time of day; Michael can help you test-drive a commute before you buy.

Housing Types & Neighborhoods

  • Inside the village: older homes on tree-lined streets near Main Street, many within walking distance of shops, Glen Park and Island Park. Some properties are designated landmarks under the village's preservation code, which can affect exterior changes.
  • Surrounding Amherst (14221): established single-family subdivisions, plus condominiums and townhomes, with easy access to Main Street, Transit Road and Sheridan Drive.
  • Toward Clarence: the east side of the 14221 mailing area extends across Transit Road into the Town of Clarence. Compare with Clarence homes for sale.

Williamsville FAQ

Is Williamsville its own town?

No. The Village of Williamsville is an incorporated village of about one square mile. Most of it is in the Town of Amherst, and its southeast corner is in the Town of Cheektowaga. Many homes with a Williamsville (14221) mailing address are outside the village.

What's the difference between 14221 and 14231?

14221 is the standard ZIP code for street addresses. 14231 is a PO Box-only ZIP code served by the Williamsville Post Office at 5325 Sheridan Dr. For both, the USPS lists Buffalo as the preferred city name, with Williamsville and Amherst also accepted.

Does a Williamsville address mean Williamsville schools?

Not always. The Williamsville Central School District serves the village and much of the surrounding area, but the 14221 ZIP also reaches into the Amherst, Sweet Home, Clarence and Lancaster school districts. Confirm the district for any specific address.

Do village homes pay extra taxes?

Homes inside the Village of Williamsville pay village property taxes in addition to town, county and school taxes; homes outside the village don't pay the village tax. Check the actual tax bills for any home you're considering.

How do I get to the airport and downtown Buffalo?

Buffalo Niagara International Airport is at 4200 Genesee St. in Cheektowaga, off the Kensington Expressway, and is reached from Williamsville via Transit Road or the Thruway (I-90). Main Street (Route 5) and I-290 lead toward Buffalo. Drive times depend on your address and the time of day.
