What's Your Clarence Home Worth?

A Real Number From a Local Realtor

Clarence has one of the most varied housing stocks in Erie County: 19th-century homes along Main Street and in the hamlets, mid-century ranches, 1970s–2000s colonials in established subdivisions, newer construction in communities like Spaulding Green and Waterford, and properties on larger rural lots to the east. That variety is exactly why generic online estimates often miss.

Recent asking prices on public listing sites show the range. In 2026 they ran from a 1956 ranch on 0.87 acres at 11168 Main St, listed at $249,900, to new construction at 9797 Longleaf Trail at $1,590,000, with Spaulding Lake homes above $2 million. Asking prices aren't sale prices. Michael will show you what comparable homes actually sold for.

Thinking of selling an estate or inherited home?

Pam A. was the executor of her aunt's estate: “We had an issue with the roof that put the sale in jeopardy. He found the right company to fix the problem and handled everything. A true professional.” (via mcgreevyrealestate.com)

Pre-Listing Checklist

  • Gather your deed, survey, tax bills and any permits for past work
  • Pull receipts for roof, furnace, water heater, windows and other big-ticket items
  • Fix obvious maintenance items: drips, sticking doors, burned-out bulbs, gutters
  • Declutter, depersonalize and deep clean, especially kitchens and baths
  • Boost curb appeal: mulch, trimmed shrubs, a clean front door. In fall, rake!
  • Choose a real estate attorney (Michael can share names)

Seller FAQ

How do you price my home?

Michael prepares a comparative market analysis (CMA) from recent nearby closed sales, active and pending competition, and your home's own features, condition and updates, and walks you through the reasoning, not just a number.

Is the home value estimate really free?

Yes. There is no cost and no obligation to list.

Why not just use an online estimate?

Automated estimates can't see your renovations, layout, lot or condition. In Clarence, where 1800s farmhouses, 1970s colonials and new construction can sit within a mile of each other, those details matter.

What should I fix before listing?

It depends on the house. With 20+ years as a residential contractor, Michael can tell you which repairs buyers and inspectors will flag and which projects are unlikely to pay you back.

Do I need a lawyer to sell in New York?

In Western New York, buyers and sellers customarily each use a real estate attorney for the contract and closing. Michael can coordinate with the attorney you choose.

How long will it take to sell?

Time on market depends on price, condition, season and competition. Michael will show you the current days-on-market for comparable homes in your area.

Mike had sold my Brother’s house for me in a matter of days. Great man, very hospitable and does great work.. He will help you sell your house and get a good price for it. You won’t go wrong listing your house with him!

I hired Mike McGreevy to take the lead on a rather large vacant land site in an industrial zone for me. I was extremely impressed with his professionalism from the start of negotiations to the closing. His line of communication was strong and he advocated tenaciously for our "must haves" on the deal. 6 stars if I could. You won't be disappointed.

As the executor of my Aunt’s estate, I was tasked with selling her home. From the beginning, Michael helped make a complicated situation simple and easy. We had an issue with the roof that put the sale in jeopardy. He found the right company to fix the problem and handled everything. A true professional.
